This project was located within a historic eight-story building in DUMBO, originally erected in 1901 by Robert Gair, a pioneer in the
mass production of cardboard boxes. The building carries a strong industrial legacy, later recognized as part of the DUMBO Historic
District when the city’s Landmarks Preservation Commission designated the area in 2007. The property was ultimately transformed by
Two Trees into a 106-unit luxury loft residence, blending its industrial past with a modern residential future.
Our role in the project focused on the design and installation of three model apartments of varying sizes, each intended to reflect the
lifestyle potential within the newly converted building. The design approach carefully balanced the integrity of the original architecture
with a refreshed, contemporary perspective. Exposed beams, large-scale metal windows, and bamboo flooring provided a strong
architectural foundation, while the interiors were layered with a subtle retro influence—introducing vintage posters and mid-1950s-
inspired artwork to bring character and narrative into each space.
The palette remained intentionally understated, allowing the architectural elements to lead, while strategic pops of color added warmth,
charm, and individuality to each apartment. Furnishings and layouts were thoughtfully composed to enhance scale, light, and
livability—ensuring each unit felt both aspirational and approachable to prospective residents.
The result is a collection of model residences that honor the building’s industrial heritage while presenting a modern, livable
interpretation of loft-style living—each space distinct, inviting, and reflective of the evolving character of DUMBO itself.
