60 Water Street is a 17-story mixed-use building located in the DUMBO neighborhood of Brooklyn, New York—an area known for its
strong architectural character and evolving residential lifestyle. This project offered the opportunity to design a series of model
apartments that would support leasing efforts while reflecting the building’s modern urban identity.
Our role focused on outfitting three model residences, each uniquely designed to appeal to a range of potential renters. The design
approach centered on restraint and clarity—using minimal furnishings to highlight the openness, scale, and natural light of each
apartment. Rather than overdesigning the spaces, the intention was to create an environment that felt approachable and flexible,
allowing prospective residents to easily envision their own lifestyle within the home.
Each apartment was given its own subtle identity through thoughtful variations in layout, furnishings, and styling. The palette remained
refined and understated, while carefully selected pieces introduced a sense of style, comfort, and quiet sophistication. The balance
between minimalism and warmth was key—ensuring the spaces felt complete, yet open enough to invite personal interpretation.
The result is a collection of model residences that feel modern, livable, and inviting—spaces that support both the architecture of the
building and the imagination of the future resident.
